Phase 2 Site Investigations can follow on from a Phase 1 Desktop Study and involves intrusive testing. If potential contaminants have been identified in the land during the Phase 1 Desktop Study, you will need a Phase 2 Site Investigation. Your planning department, mortgage lender, building control or warranty company may require it.
A Phase 2 Site Investigation involves the installation of shallow boreholes, trial pits and potentially gas and groundwater monitoring. This is followed by an associated report. Although a site investigation may sound daunting, it can be as simple as some hand dug trial pits with a limited selection of chemical testing.
